This spacious luxury villa has a truly unique position on a hill overlooking the ancient beautiful town of Arezzo, which is only few minutes away.
It is trategically situated to reach easily well-known historic cities like Cortona, Siena, Florence, Assisi, Montepulciano but also for long distance trips using the national train system to cities like Rom, Venice and Milan.
This villa is the ideal holiday home for a large group of friends or for a family reunion or for a wedding group: everybody can relax in this pleasurable environment enjoying every kind of amenities, such as the pool, the tennis court, an outdoor jacuzzi, a home entertainment system with large screen, a fitness room with tread mill, step machine and work out bench... just to name a few!

The style of the house is an interesting mixture of an antique structure which has been restored with all modern comforts, spaces and lots of natural light. You will find the house modernly furnished in light colors and grey marble, with large picture windows and comfortable chairs.

Ground and exteriors
Garden: all around the villa there is a large park with 6,000 sqm green backyard and 20,000 sqm of olive grove. In a corner of the garden there is a gazebo with an outdoor Jacuzzi for 6-7 people.
Swimming pool: Private pool (size: 11 x 9 mt; depth: from 1,2 to 3,8 mt open from 1 April to 15 October).

Descriptif des Intérieurs

Surface: 700 sqm

Ground floor
On the ground floor, you can find a kitchen and a spacious dining room with a cinema corner with a wide screen. A Sat TV is available with both English and German channels.
Near the dining room there is a bathroom with a large jacuzzi tub for two people.
The main living room area has huge picture windows that overlook the pool area and the large covered terrace area with view of Arezzo. The living room has an opened fireplace for cozy evenings with a little bit of red wine and some good laughs about the day.

First floor
All of the bathrooms (9) are with shower here.
- 4 double bedrooms with their own bathrooms;
- 2 double bedrooms with bathroom and a third sleep in each;
- 2 single bedrooms (can communicate inside) with one bathroom;
- 2 suites each with one king-size bed and two single sofa beds (on request to be paid with an extra charge on the spot) , so each can accomodate up to 4 persons.
Each bedroom, plus the living area, feature air-conditioning; in the bedrooms you find mini-bar, a coffee machine, a safe, a TV-set with flat screen and satellite channels, a telephone, a modem plug and with all other necessary comforts and services.

Private outdoor area
There is a covered and equipped terrace with direct access from the living room. Moreover, on the top of the building, you can find a lovely solarium with tables, chairs and a fantastic panoramic view.
