Northern Tuscany near Equi Terme, green stony area full of chestnut trees and mountains with several castles. The town of Aulla is about 20 minutes away, from here it is only another 20 minutes to the sea via the motorway.

The villa is located in a small group of other houses not far from the railway dating from 1914, which transports regional trains on 2 tracks. There is a stop in the village with no kiosk or bar and no ticket sales. The village centre with a few shops, restaurant, bars and pharmacy is a few hundred metres away.

The property offers a convenient alternative to the sea. The huge pool (17 x 5m kidney-shaped) and over 2m deep (salt filter system) is a popular place to relax. Next to it is a pergola with table and seating, behind which is a footpath to the village of Gragnola. The second whirlpool is only open on request from the owner.

The villa itself is very generously proportioned and furnished.

Around the ground floor there is a large pergola with various seating areas. From the entrance (marble floors, parquet flooring with underfloor heating in the bedrooms) you enter the well-equipped kitchen on the right (automatic espresso machine, oven, grill, dishwasher, double fridge) breakfast bar and dining room (open).

On the lower ground floor - with separate access without stairs from the car park - a kind of separate flat with independent kitchen, pizza oven, a double bed, shower room, laundry room. There is no air conditioning here as this part of the house is cooler. Upstairs air conditioning everywhere.

Lunigiana is a historical region between northern Tuscany and eastern Liguria. In ancient times, Lunigiana corresponded to the extension of the ancient diocese of Luni, while today it corresponds to the catchment area of the Magra, administratively divided between the provinces of Massa Carrara and La Spezia. The Val di Magra, due to its geographical-morphological characteristics and its position, has always been a land of passage and a natural corridor between different territories, which have strongly influenced its historical history and the organisation.
