This villa is exactly what I wanted from a Tuscany experience. The sunrise and the sunsets are fantastic, the pool is serene, the rooms are elegantly simple and it fitted our two families (4 adults and 4 kids) very well. Located about 35 mins south of Pisa you have a great location for day trips. The actual location (4 mins drive up a path) is remote (15 mins from a supermarket) but that’s what makes it special. And the host is a delight to talk to as well.

Contesto bellissimo, casa ben tenuta e con tutti i confort. La piscina è il sicuramente il valore aggiunto. Proprietario disponibilissimo e gentile, ottima accoglienza. Da segnalare forse un po' meglio la posizione, perché l'ultimo tratto di strada è sterrato e per chi ha un'auto bassa, non è facilmente raggiungibile. Perhaps the location should be highlighted a little better, because the last stretch of road is a dirt road and for those with a low car, it is not easily accessible.

Poggio Velluto is a rustic property in an absolutely stunning location. The building is spacious and all the rooms of a good size apart from the kitchen which is a little small, but perfectly adequate when combined with the very well situated outside dining table. The house has had some improvements, especially to bathrooms, but remains rustic rather than luxurious. The outside is fabulous. The pool is very good and the views from it are for once, even better than the pictures suggest. We like properties like this and for us it was ideal. A picturesque Italian country house with stunning views. The owner only spoke Italian but was very helpful. We had a couple of very minor queries which were dealt with immediately. This house is great if you want a holiday largely based around the house, or are just looking for some nice Italian towns to visit. If you have specific towns or sites you want to see, check how long it takes to get there - don’t rely on distance as many of the roads are very twisty and therefore speeds are slow.

Quality rental and holiday experience that exceeded our every expectation. Cristina, the woman who was our point of contact, is an amazing person and ensured we had everything we needed. The few issues that came up were addressed immediately and satisfactorily. The villa is better than the pics, and a few highlights include: fully stocked kitchen that was clean, organized and easy to use; the living area is extremely comfortable with excellent seating and enough for everyone; several areas for dining that can seat everyone; bedrooms and bathrooms that are well stocked, clean and comfortable; the pool and area around it are everything anyone could ask for; and, the view is GORGEOUS! A few ideas to make this exceedingly comfortable, enjoyable villa better would be simply more plastic glasses to take drinks to the pool area, and wine glasses that are not so nice (thicker glass). That said, we weren't charged for broken glass. This villa is operated by real professionals. For the price this is the best rental we've ever encountered.
